The Flexible Space Association (FlexSA) brought together workspace operators, industry suppliers and market experts this week for its Edinburgh Event, which celebrated the city’s increasingly resilient and dynamic flexible workspace market. Data from The Instant Group highlighted strengthening pricing and a market evolving to meet the needs of modern businesses.
Industry demand is continuing to shift in meaningful ways. Small to mid‑sized enquiries remain the dominant force, with 1–9 desk requests accounting for 80% of all demand in 2025. The smallest category (1-2 desk enquiries) has seen a notable surge, rising from 46% of all enquiries in 2024 to 55% in 2025 according to The Instant Group’s data.
Pricing across the city has also shown strong upward momentum. Average desk rates have risen 8% year‑on‑year, reaching £403 per desk per month. FlexSA attendees noted that this resilience highlighted the strong fundamentals of Edinburgh’s flexible workspace ecosystem, fuelled by the quality of local operators and sustained interest from growth‑minded businesses.
The Flexible Space Association emphasises the importance of bringing operators together at a time of market adjustment, highlighting the shared sense of confidence in the strength of Edinburgh’s workspace market and its reputation as a hub for innovation, tech and professional services.

The roundtable meeting took place at The Auction Rooms in Queen Street, and the group also toured WeWork’s nearby George Street workspace.
The Edinburgh workspace event forms part of the Flexible Space Association’s ongoing programme of regional meet‑ups designed to support knowledge‑sharing and strengthen connections across the flexible workspace industry.
